USDA Loans in Wisconsin

If you’re buying outside the busiest stretches of Milwaukee or Madison, a USDA loan in Wisconsin can let you buy with zero down — and far more of the state qualifies than most people assume. Here’s how it works and how to find out if your address makes the cut.

What a USDA loan is

The USDA loan is a zero-down mortgage backed by the U.S. Department of Agriculture, built to help people buy in less-densely-populated areas. “Rural” is doing a lot of work in that sentence — in practice, plenty of Wisconsin small towns, villages, and the edges of metro areas qualify. It’s one of the only true 0% down options outside of a VA loan.

Who qualifies

  • The property has to sit in a USDA-eligible area. More of Wisconsin counts than you’d guess — I can check any specific address in a minute.
  • Your household income has to fall under the limit for your county and family size. USDA is built for low-to-moderate income buyers, so the cap is generous but real.
  • It has to be your primary residence — not a rental or vacation place.

The honest tradeoffs

Zero down is the headline, but be clear-eyed: USDA loans carry a guarantee fee (a small upfront fee plus a smaller annual one rolled into your payment), and the property and income rules mean it isn’t for everyone. For the buyers it fits, though, getting in with no down payment is hard to beat.

Find out if your address qualifies

The fastest path: send me the address you’re considering and your household size, and I’ll tell you in a minute whether USDA is on the table. If it isn’t, we’ll look at an FHA loan (3.5% down) or a VA loan if you’ve served. You can also estimate a payment or see how buying works.
