Green Bay home loans

A mortgage broker who knows how Green Bay buys

I'm Adam Zeman, a licensed loan officer (NMLS #870441) with Edge Home Finance, a Wisconsin mortgage broker. I help Green Bay and Brown County buyers and homeowners compare home loans from 130+ lenders, including FHA, VA, USDA and conventional.

Worried you'll get outbid, or that you'll stretch too far to win? That's the right thing to worry about here. The median Green Bay home sold for about $293,000 in August 2026, up about 4.5% from a year earlier. Roughly 60% of homes sold above list price, and the typical home went for about 2% over asking. On a $290,000 listing, that's around $5,800 more than the sticker.

So the plan is simple: know your real top number before you tour, and walk in with a pre-approval a seller can trust. I'm based in Wauwatosa and licensed across Wisconsin. Most of my Green Bay clients never visit an office. We handle the application, documents and updates by phone, video and e-sign, and you close at a title company near you.

Where I help buyers

Green Bay neighborhoods and nearby communities I lend in

A few of the Green Bay neighborhoods and nearby communities I help buyers and homeowners finance. Don't see yours? I cover all of Green Bay, Brown County and the rest of Wisconsin.

Downtown & the Broadway District

Both sides of the Fox River, with condos, lofts and older homes close to shops, restaurants and the riverfront.

Astor

A historic east-side neighborhood of early-1900s homes near the river. Lots of character, so a careful inspection matters.

Fort Howard & the near west side

Older, more affordable homes close to downtown. A common starting point for first-time buyers.

Allouez

An established village just south of the city along the river, with mature trees and mid-century homes.

De Pere

Its own city a few miles south, home to St. Norbert College, with a walkable downtown and steady demand.

Ashwaubenon

The village beside Lambeau Field and the stadium district, with ranch homes, condos and newer builds.

Howard & Suamico

Growing villages northwest of the city, with newer subdivisions and larger lots.

Bellevue & Ledgeview

East and southeast of the city, with newer construction and room to grow.

Green Bay market notes

What to know before buying a home in Green Bay

Green Bay is affordable by Wisconsin standards and still competitive. Here's what I prepare buyers for.

Offers above asking

About 60% of homes sell over list price, usually by around 2%. I'll show you what your payment looks like at list price and a few thousand dollars above it, so you know your walk-away number. Run your own numbers →

Older homes in the city

Many homes in the city's older neighborhoods are decades old. Roofs, furnaces and wiring matter to your inspection and sometimes to the appraisal. If a house needs work, a renovation loan can roll repairs into the mortgage.

Taxes change by town

Green Bay, De Pere, Allouez, Ashwaubenon, Howard and Bellevue each set their own property tax rate. Two similar homes a few miles apart can have different payments. I use the home's actual tax bill, not an average.

Local down payment help

NeighborWorks Green Bay, a local nonprofit, offers down payment and closing cost loans at 0% interest with no monthly payment, typically $3,000 to $8,000, for buyers under its income limits. Homebuyer education is required. Whether a program pairs with your loan depends on the lender, so I check before you count on it. More on down payment assistance →

$0 down outside the city

Some rural areas around Green Bay may qualify for a USDA loan with no down payment. Eligibility goes by the exact address and your household income, so send me the address and I'll check it.

Duplexes & rentals

Buying a duplex and living in one unit can work with as little as 3.5% down on an FHA loan. Investors can qualify on the property's rent with a DSCR loan. I'll match the loan to the property.

Why a broker

A bank offers its menu. I make lenders compete for you.

I'm Adam Zeman, a licensed loan officer with Edge Home Finance, with 15+ years helping Wisconsin buyers. A bank or credit union can only offer its own loans. Edge is a mortgage broker, so I shop your file across 130+ lenders and show you the options side by side, in real monthly dollars.

  • 130+ lenders shopped, so your rate and program actually compete
  • Pre-approvals built to hold up when you're bidding against other buyers
  • Phone, video and e-sign from start to finish, and I answer my own phone

Green Bay buyer FAQs

Green Bay mortgage questions buyers actually ask

How competitive is the Green Bay housing market?+
Competitive. In August 2026 the median Green Bay home sold for about $293,000, roughly 60% of homes sold above list price, and the typical home took about 42 days to sell (Redfin). A solid pre-approval and a clear top number are what help you win without overpaying.
How much money do I need to buy a home in Green Bay?+
Less than most people think. On a $290,000 home, an FHA loan needs 3.5% down, which is $10,150. A conventional loan can go as low as 3% down, or $8,700. Eligible veterans can put $0 down with a VA loan. You'll also have closing costs, often 2% to 4% of the price, and seller credits or assistance can help with those.
Is there down payment assistance in Green Bay?+
Yes. NeighborWorks Green Bay offers down payment and closing cost loans at 0% interest with no monthly payment, typically $3,000 to $8,000, across most of Brown County. There are income limits, you complete homebuyer education, and you don't have to be a first-time buyer. Whether it pairs with your loan depends on the program and the lender, so I confirm that early.
Do you have an office in Green Bay?+
No. My office is in Wauwatosa, and I'm licensed across Wisconsin. I work with Green Bay buyers by phone, video and e-sign, and you sign your closing papers at a title company near you. Most clients never need to visit an office at all.
Can I get a USDA loan near Green Bay?+
Possibly. The city itself is generally too large to qualify, but some rural areas around it may be eligible for a USDA loan with $0 down. It depends on the exact address and your household income. Send me the address and I'll check it for you.
Can I buy a duplex in Green Bay with an FHA loan?+
Yes. You can buy a duplex with as little as 3.5% down on an FHA loan if you live in one of the units for at least a year. The rent from the other unit can help you qualify.
Why use a mortgage broker instead of my bank or credit union?+
A bank or credit union can only offer its own loans. A broker shops your file across many lenders, 130+ in my case, so you can compare programs and pricing side by side. You also work directly with me from pre-approval to closing.
