What is a VA IRRRL?

A VA IRRRL refinances your current VA loan into a new VA loan with a lower rate, or moves you from an adjustable rate to a fixed rate. Because VA already backs your loan, most of the usual refinance steps are skipped.

A VA IRRRL is often the right fit if you:

  • Have a VA loan and rates have dropped since you got it
  • Have an adjustable-rate VA loan and want a fixed rate
  • Don’t want to pay closing costs out of pocket
  • Have moved out but kept the home, since you only need to have lived there before

What it can’t do: take cash out. For that, look at a VA cash-out refinance.

VA IRRRL FAQ

What is a VA IRRRL?+

A VA Interest Rate Reduction Refinance Loan (IRRRL) is a streamline refinance for homeowners who already have a VA loan. It lowers your rate or moves you from an adjustable rate to a fixed rate, usually without an appraisal or new income documents.

How soon can I do a VA IRRRL?+

At least 210 days after your first payment on the current VA loan was due, and after you’ve made 6 monthly payments.

How much does my rate have to drop?+

Going from a fixed rate to a new fixed rate, it has to drop at least 0.5 percentage points. Going from fixed to adjustable, at least 2 points. Your savings also have to pay back the closing costs within 36 months.

What is the VA IRRRL funding fee?+

It’s 0.5% of the loan amount, and it can be rolled into the new loan. It’s waived if you receive VA disability compensation, for Purple Heart recipients on active duty, and for surviving spouses receiving Dependency and Indemnity Compensation.

Do I need an appraisal for a VA IRRRL?+

Usually not. Your home’s current value generally doesn’t matter, so a drop in value won’t block the refinance.

Do I have to live in the home?+

No. You only need to certify that you lived there at some point. That means a home you’ve since turned into a rental can still qualify.

Can I get cash out with a VA IRRRL?+

No. The only exception is up to $6,000 for energy-efficient improvements. To pull equity out, you’d use a VA cash-out refinance instead.

Do I have to use my current lender?+

No. Any VA-approved lender can do your IRRRL, so it pays to compare. I shop 130+ lenders.
