What is an FHA Streamline refinance?

It’s a refinance built only for homeowners who already have an FHA loan. Because FHA already insures your loan, the process skips most of the usual steps: usually no appraisal and often no income verification.

An FHA Streamline is often the right fit if you:

  • Have an FHA loan and rates have dropped since you got it
  • Are current on your payments
  • Worry your home’s value hasn’t kept up
  • Want a lower payment without a full refinance workup

What it can’t do: take cash out or remove FHA mortgage insurance. For those, a conventional refinance is usually the move.

It’s a refinance for homeowners who already have an FHA loan. It usually skips the appraisal and often skips income verification, so it’s faster and simpler than a regular refinance.

Do I need an appraisal for an FHA Streamline?+

Usually not. Your home’s current value generally isn’t used, so a drop in value won’t block the refinance.

How soon can I do an FHA Streamline?+

At least 210 days after your current FHA loan closed, and after you’ve made at least 6 monthly payments.

Does an FHA Streamline remove mortgage insurance?+

No. The FHA mortgage insurance premium (MIP) stays. To remove it, you’d typically refinance into a conventional loan once you have about 20% equity.

Can I take cash out with an FHA Streamline?+

No. You can receive no more than $500 at closing. For cash, look at an FHA or conventional cash-out refinance, or a HELOC.

Do I have to use my current lender?+

No. Any FHA-approved lender can do your Streamline, so it pays to compare. I shop 130+ lenders.

What are the closing costs on an FHA Streamline?+

They’re usually lower than a full refinance because there’s typically no appraisal. FHA doesn’t allow closing costs to be rolled into a Streamline loan, but a lender credit from a slightly higher rate can often cover them. I’ll show you both options.

Can I remove a borrower with an FHA Streamline?+

Sometimes. Removing a borrower usually means the remaining borrower has to show they can afford the payment on their own, which adds a credit and income review.
