What Is an FHA Streamline Refinance?
The FHA Streamline Refinance is a simplified refinance program offered by the Federal Housing Administration to help homeowners lower their interest rate with almost no documentation.
According to HUD:
- No appraisal is required in most cases
- No income documentation is required
- No employment verification is required
- Closing costs can often be covered by a lender credit

Who Qualifies for an FHA Streamline Refinance?
To be eligible, you need to meet these basic requirements:
✔️ You currently have an FHA loan
This program does not apply to conventional or VA loans.
✔️ You have a clean mortgage payment history
Typically no late payments in the last 12 months.
✔️ You receive a "Net Tangible Benefit"
This usually means one of the following:
- Your interest rate goes down, or
- Your monthly payment goes down
✔️ You intend to occupy the home as your primary residence
Streamlines are not available for investment properties.
Benefits of an FHA Streamline Refinance
1. Lower Interest Rate
This is the main goal of the program. Even a small rate drop can save thousands over the life of your loan.
2. No Appraisal Required
If your home value has decreased, you can still refinance.
This is one of the biggest advantages over a traditional refinance.
3. Minimal Documentation
Most Wisconsin homeowners only need:
- Driver's license
- Current mortgage statement
- Insurance info
That's it. No tax returns, W-2s, pay stubs, or home inspection in most cases.
4. Fast Closing Timeline
Most FHA Streamline loans close faster than conventional refinances.
This means you start saving sooner.
Can You Roll In Closing Costs?
Yes - in many cases.
FHA allows you to structure the loan so that lender credits can offset closing costs, letting you complete the refinance with little to no money out of pocket.
Is the FHA Streamline Worth It?
YES - if your rate is higher than today's averages or you want a simpler refinance with minimal hoops.
You may save money if:
- You bought during a higher-rate period
- Your FHA MIP (mortgage insurance premium) is higher than current rates
- Your home value is lower and you can't qualify for a standard refinance
- You want to reduce your payment without full income verification
