🎁 What Is the UHM Grant Program?
The Union Home Mortgage Grant Program offers a down payment grant of up to $2,000 to buyers who qualify for Fannie Mae's HomeReady® or Freddie Mac's Home Possible® programs.
- You get 2% of the purchase price, or $2,000, whichever is less.
- The money is completely free - there's no repayment required.
- You can use this in combination with DPA enhancements for even more buying power.
It's designed to make homeownership more accessible for low-to-moderate-income buyers who might be struggling to save that full 3% down.
🏠 Who's Eligible?
To qualify, you'll need to meet a few key requirements:
- You must qualify for a HomeReady or Home Possible loan.
- You must provide the rest of the down payment (for example: if the grant covers 2%, you must bring in the other 1% - or 3% total for Manufactured Homes).
- Purchase transactions only (sorry, no TBDs or refinances).
- Homebuyer education is required.
- You must agree to live in the home for at least 12 months after closing.
- The property must be in a state where Union Home Mortgage is licensed.
✅ The program is available across Wisconsin and many other states.
⚠️ A Few Fine-Print Details
- The grant cannot be used with Freddie Mac Home Possible loans via certain Correspondent Investors (like Chase Community Lending).
- The BorrowSmart® incentive cannot be used at the same time.
